How to compare your shortlisted homes
By Regrob Editorial Team · Published 26 October 2026
A good shortlist helps you compare homes on the same basis. Start with your household's daily needs, then assess the compromises each property involves.
Start with the location you will actually use
Test the commute at your normal travel time. Check access to schools, healthcare, groceries and public transport. Visit the surrounding streets as well as the project entrance.
Compare usable space
Ask for a dimensioned floor plan and clarify which area measurement is being quoted. Think through furniture placement, storage, natural light and ventilation. A larger quoted area does not automatically mean a more useful layout.
Put the full costs side by side
Request an itemised written quotation for each home. Compare the payment schedule, ongoing charges and costs of making the home ready for your household.
Verify before making a commitment
Collect project and property documents for independent professional review. Record what the seller promises in writing and clarify the booking and cancellation terms before paying.
Make a decision sheet
Score each option for commute, layout, affordability and documentation. Add a short note on the biggest compromise. This keeps a persuasive sales presentation from becoming your only basis for a decision.
