Mysore Road Plot Approvals: A Buyer’s Legal Checklist
Check plot title, layout approval, applicable Karnataka RERA registration and building permissions before paying for land on Mysore Road.
What should you verify before paying a token?
- Identify the plot. Match the site number, survey number, village, dimensions and boundaries on the plan, title documents and ground.
- Verify ownership. Have an independent property lawyer review the title chain, seller authority and encumbrance records. Ask about disputes, acquisition notices and easements.
- Confirm the approving authority. Obtain the sanctioned layout, written approval and any applicable plot release order. Verify jurisdiction by village and survey number; a BDA or BMRDA label in an advertisement is not evidence.
- Check land use and building rules. Confirm permitted residential use, conversion where required, lawful access, and whether your proposed house can be sanctioned.
- Check RERA separately. For a development requiring registration, match the promoter, exact phase and plan with Karnataka RERA. Ask for a documented basis if an exemption is claimed.
- Get written terms. Confirm total charges, registration conditions, outstanding dues and token refund terms before transferring money.

Apply the same checks across the corridor
- Kengeri
City-side starting point - Challaghatta
Metro last-mile check - Kumbalgodu
Inspect the approach road - Bidadi
Test the full commute
Read from Bengaluru toward Bidadi. The order is for corridor orientation; it does not show exact roads, station access or individual plot locations.
RERA registration is separate from layout approval and does not establish clear title. An EC or land record alone is not a title opinion.
